On shingle roofs, look for granular material in gutters or near downspouts. Some granule loss occurs as roofs age, but a sudden buildup after a storm can indicate impact damage or accelerated wear. If dark patches appear where the protective granules have worn away, the shingles may be more vulnerable to heat and water intrusion.

Flat roofs deserve special attention after heavy rain. Standing water that remains for more than 48 hours is not something to ignore. It may point to drainage trouble, a low area in the roof, or deterioration in the membrane. Check the Gutters, Fascia, and Drainage Paths

From the ground, look for gutters pulling away from the fascia, sagging sections, overflow marks, bent downspouts, or water pouring over the sides during rainfall. A roof can shed water properly, but if the gutter system cannot move it away from the structure, you still have a drainage problem.

The decision changes when damage is widespread, the roof is already near the end of its expected life, or multiple areas show signs of failure.
